Which state is the property actually in?
Coolangatta is Queensland. Tweed Heads is New South Wales. They share a main street. If your property sits on the New South Wales side, the Queensland contract and the Queensland seller disclosure regime do not apply to it, transfer duty is calculated differently, and the cooling-off rules are not the same.

Apartments, body corporate and the new towers

The disclosure statement, the sinking fund, the levies, the minutes, any special levy being discussed and any building defect history all matter, and none of it is visible at an inspection. Boundary Street is also seeing new high-rise proposals, which brings off-the-plan contracts into the mix with their own sunset dates and variation rights.
Gold Coast Airport is right there
The airport sits on the edge of Coolangatta, and parts of the area fall under flight paths and aircraft noise exposure. It shows up in the searches, it matters a great deal to some buyers and not at all to others, and it is worth knowing before rather than after.
