Conveyancing Kangaroo Point
Standard-fee conveyancing for Kangaroo Point, handled from our Brisbane CBD office a few minutes across the river.
Kangaroo Point is one of Brisbane’s most apartment-heavy suburbs. The peninsula runs from the Story Bridge down to the cliffs, and most of what changes hands here is a unit or a townhouse rather than a freestanding house. Around 138 properties sold in the last twelve months, with unit values up strongly on the year. Empire Legal’s solicitors and experienced paralegals handle the legal side from the moment a contract is signed through to settlement.
That mix matters legally. A unit purchase carries a body corporate behind it, and that is where most of the risk sits on a Kangaroo Point contract.
What we handle for Kangaroo Point buyers and sellers
- Unit, apartment and townhouse purchases
- Body corporate record searches and disclosure statement reviews
- Off-the-plan apartment contracts, including sunset clauses and disclosure plans
- Residential sales and seller’s disclosure statements (Form 2)
- Free contract reviews before you sign
- First home buyer transfer duty concession applications
- Investment purchases and guarantor advice
- River-frontage and cliff-side properties with unusual boundary or overlay issues
Buying a unit in Kangaroo Point
The building matters as much as the apartment. Before you are committed we read the body corporate records and tell you in plain English what they say about the levies you will actually pay, the sinking fund balance and whether it is adequate for a building of that age, any special levy that has been struck or is being discussed, the by-laws covering pets, parking, letting and renovations, and any building defect history or ongoing dispute.
Queensland contracts for units carry statutory warranties, and the body corporate section has to be answered properly. Get it wrong and a buyer can end up with a right to terminate that nobody intended to hand over. It is one of the most common defects we see on unit contracts, and it is entirely avoidable.
Off-the-plan is its own animal. Kangaroo Point has a steady pipeline of new towers along Main Street and River Terrace. We review the disclosure statement and proposed plan, check the sunset clause, and walk you through what can change between signing and settlement before you commit.
Local knowledge
Kangaroo Point sits under Brisbane City Council, not Redland or Moreton Bay, so the City Plan overlays and search timeframes differ from the bayside suburbs. On this peninsula we pay particular attention to a few things.
Parts of Kangaroo Point sit close to the Brisbane River and flood mapping is a live question on the low-lying edges. The standard Queensland contract gives a buyer no rights over a flood-affected property, so this has to be dealt with before you sign rather than after. Empire Legal obtains flood mapping on instruction as part of our free pre-contract reporting.
The cliffs and the steeper streets bring steep land and hillside overlays into play, which can affect what you are allowed to build or extend. Pockets of older housing carry character overlays that restrict demolition and alteration. River-frontage titles can involve tidal boundary descriptions and registered easements. And the pedestrian bridge to the CBD, along with the Gabba precinct and the 2032 Games corridor next door at Woolloongabba, has brought development interest that shows up as transport and infrastructure notations on searches.

Common questions about conveyancing in Kangaroo Point
How much does conveyancing cost in Kangaroo Point?
We charge a standard fee for residential conveyancing, with no surprise add-ons. Buying starts from $2,600 with all standard searches included, and selling from $1,600. Send us the property details for an exact quote, or see our pricing page for the full breakdown.
What should I check before buying a unit in Kangaroo Point?
The body corporate records are the priority. Levies, the sinking fund balance, any special levy struck or foreshadowed, the by-laws on pets, parking and letting, and any defect history or dispute. We read all of it and summarise it for you before you are committed.
Do I need a solicitor to buy in Kangaroo Point?
In Queensland, property transactions are handled by solicitors and law firms. Empire Legal reviews your contract, runs the searches, deals with the body corporate and attends settlement through PEXA.
Is Kangaroo Point affected by flooding?
Parts of the low-lying river edge are. The standard Queensland contract gives a buyer no rights over a flood-affected property, so the checking has to happen before you sign. We obtain flood mapping on instruction as part of our free pre-contract reporting, so you know what you are buying.
Are there extra checks for a high-rise apartment?
Yes. Taller buildings bring a building management statement, exclusive use areas covering car parks and storage cages, and a maintenance history for lifts, facades and waterproofing. On newer towers we also look for defect records and any dispute with the builder. All of it goes in the report we give you before you are committed.
We are buying off the plan in Kangaroo Point. What should we watch for?
The disclosure statement and proposed plan, the sunset clause, the body corporate budget for a building that does not exist yet, and what the developer is allowed to change between signing and settlement. We go through the contract with you before you sign.
How long does a Kangaroo Point settlement take?
Most Queensland residential settlements complete within 30 days of the contract date, depending on what the parties agreed. Unit purchases can need a little longer where body corporate searches are slow to come back.
Do you handle sellers as well as buyers?
Yes. We prepare the seller’s disclosure statement, the Form 2 required under the Property Law Act 2023 regime that commenced on 1 August 2025, and handle the sale through to settlement. We can also run a sale and a purchase as two separate matters so the dates line up.
“They’re not the cheapest. They’re the best value.”
Michael Bacon has referred his whole office to Empire Legal since the firm opened, and has used the team himself three times. He rates response times as the single biggest difference.
