Conveyancing Moorooka
Standard-fee conveyancing for Moorooka, a southside suburb where the two things worth checking before you sign are the flood position on the creek flats and the health of the body corporate in the older brick unit blocks.
Moorooka lies about seven kilometres south of the Brisbane CBD along Ipswich Road, with Annerley and Yeronga to the north, Tarragindi to the east, and Rocklea and Salisbury to the south. The Ipswich Road frontage is best known as the Magic Mile of Motors, and behind it the suburb is mostly post-war houses and Queenslanders, with a substantial stock of low-rise walk-up unit blocks built from the 1960s onwards.
Moorooka sits in the Oxley Creek catchment and is drained by Stable Swamp Creek, which is the single most important thing to understand about buying on the lower-lying streets.
What we handle for Moorooka buyers and sellers
- House and unit purchases and sales
- Flood overlay searches on the Stable Swamp Creek and Oxley Creek flats
- Body corporate records searches on the older walk-up unit blocks
- Mixed use and commercial zoning questions along the Ipswich Road corridor
- Unapproved building work, sheds and enclosed understoreys
- Seller disclosure statements under the Property Law Act 2023
- Related party transfers and transfers between family members
Flooding is the Moorooka question, and the contract will not save you
Moorooka sits in the Oxley Creek catchment and parts of the suburb were affected in the 2022 South East Queensland floods. Flood overlay mapping applies to the lower-lying land, and the position varies sharply from street to street and even along a single street as the ground rises away from the creek.
Here is the part buyers get wrong. The standard Queensland contract does not give you a right to terminate because a property turns out to be flood affected, and the seller is not required to volunteer the flood history of the house. If you find out after the contract goes unconditional, you own the outcome. Insurance, finance and resale all follow from the flood position, so it belongs in the pre-contract window where you can still act on it.
We run the flood searches on the address, not on the suburb, and we tell you plainly where the property sits.
The older unit blocks and what the levies are hiding
Moorooka has a lot of brick walk-up unit blocks now fifty or sixty years old. Low levies on a building of that age are a warning sign rather than a selling point, because the money for a re-roof, a repaint, new plumbing or concrete cancer repairs has to come from somewhere, and if it is not in the sinking fund it arrives as a special levy.
A body corporate search tells you the sinking fund balance, what the scheme has already resolved to spend, whether a special levy is on the table, and whether there is a dispute or unrepaired defect work. We read those records and give you the consequences, not the paperwork.
Ipswich Road, zoning and what the neighbours may build
The Ipswich Road corridor carries commercial and mixed use zoning, and residential streets run right up to it. What matters to a buyer is not only what is on the neighbouring land now but what the planning scheme would permit there. We check the zoning and any development approvals affecting the property and the land around it, so you are not surprised by what appears next door.
Seller disclosure for Moorooka sellers
Since 1 August 2025, a seller of residential property in Queensland must give the buyer a signed disclosure statement with the prescribed certificates attached, before the buyer signs. For a unit that includes the body corporate certificate, which has to be ordered from the body corporate and takes time. If the statement is not given, or is given late, the buyer can terminate at any time up to settlement.
We prepare it and gather the certificates inside the fixed sale fee, and we start it before the property is listed rather than after it is under contract.
What conveyancing costs in Moorooka
Our professional fee is fixed: $2,600 including GST for a purchase and $1,600 including GST for a sale. Searches and government charges sit on top and they vary with the property, so we quote them against the specific Moorooka address rather than guessing. Full detail is on our pricing page.
Common questions about conveyancing in Moorooka
Is Moorooka flood affected?
Parts of it are. Moorooka sits in the Oxley Creek catchment and is drained by Stable Swamp Creek, and the lower-lying streets carry flood overlay mapping. It varies significantly within the suburb and even within a street, so the answer has to come from a flood search on the individual address rather than from a general view of Moorooka.
Can I get out of a Moorooka contract if I find out the property floods?
Not under the standard contract terms. There is no general right to terminate for flood risk and the seller has no obligation to raise it with you. The protection has to be arranged beforehand, either by completing the flood searches before you sign or by making the contract conditional. We would much rather do that in the first week than explain later why there is no way out.
How much does conveyancing cost in Moorooka?
Our fixed professional fee is $2,600 including GST for a purchase and $1,600 including GST for a sale. Searches and government charges are additional and vary with the property. We give you the total for the specific address before you commit to anything.
What should I check before buying a unit in an older Moorooka block?
The sinking fund, first. On a building that is fifty or sixty years old, a small balance and low levies usually mean the major work has been deferred rather than avoided. Then any special levy resolved or foreshadowed, any defect or remediation work on foot, and the by-laws on pets, parking and letting. We read the body corporate records and tell you what they mean for your budget.
Are low body corporate levies in Moorooka a good sign?
Usually the opposite, on an older block. Levies fund the sinking fund, and the sinking fund funds the roof, the paint, the plumbing and the concrete repairs that a building of that age eventually needs. Low levies with an empty sinking fund is a special levy that has not been struck yet.
Do you act for Moorooka sellers as well as buyers?
Yes, at a fixed $1,600 including GST. That includes preparing the seller disclosure statement and obtaining the prescribed certificates, which for a unit means the body corporate certificate, and running the sale through to settlement.
Do I need to visit an office to buy a house in Moorooka?
No. The matter runs by email, phone and electronic signing and settlement is completed electronically through PEXA. Our Spring Hill office is the nearest one if you would rather meet in person, but it is not necessary.
Does Queensland licence conveyancers the way other states do?
Queensland does not licence conveyancers the way some other states do. Conveyancing here is legal work and it is done by a law firm. On a Moorooka purchase that matters, because a flood position or a body corporate problem is the kind of thing that needs legal advice rather than being passed on to someone else.
