Queensland conveyancing for real estate agents
Empire Legal is a Queensland property law firm. Queensland is the only state we work in, and we have more than 16,000 settlements behind us. If you list and sell property here, this page is what we offer you and your client.
We do not pay referral fees and we do not accept them, in either direction.
What an agent gets when a client comes to us
- Pre-contract review within 24 hours. Instruct us before lunch and it is usually back the same day, which is what a contract signed on a Saturday actually needs.
- A dedicated file handler once the matter is open, not a shared inbox.
- That file handler’s direct contact, for you. You are kept up to date on progress, so you know whether settlement is on track without chasing your own client.
- Standard fees, published. Everything included is set out on our pricing page, so you are never quoting a number you have to walk back.
- Three Queensland offices and a fully online service statewide. Spring Hill, Wynnum and Paradise Point, and it does not matter where in Queensland the property sits.
- Phones answered and emails returned. Call 07 3088 7675 or email us and someone comes back to you inside 24 hours.
Why agents send us their contracts
Your commission is earned at settlement, not at signing. Everything between those two points is risk you carry and mostly cannot see, and since 1 August 2025 there is a great deal more of it.
Queensland’s seller disclosure regime requires a Form 2 and a set of prescribed certificates to be given to the buyer before the contract is signed, and they have to be current when they are given. Miss one certificate and the buyer can terminate. That is not a legal problem for you, it is a commercial one: a terminated contract is a lost commission, a relisted property and a seller asking how it happened.
What is your turnaround once I send a contract?
Within 24 hours. If we are instructed before lunch we can usually turn the review around the same business day. The review is included in our standard fee and is not billed as a separate item. What the fee covers, and what it does not, is on the pricing page.
Do you pay agents for referrals?
No, and we do not accept payment to recommend anyone either. Queensland conduct rules require a paid referral to be disclosed to the client, and a disclosure like that lands on your side of the transaction rather than ours. With no money moving between us there is nothing to disclose and nothing for a seller to question later.
Can you check a Form 2 before my seller signs?
Yes, and it is the single most useful thing we do for an agent. We check that the disclosure statement and the prescribed certificates are complete and current before the contract goes to the buyer, rather than finding the gap after a termination notice arrives. What the Form 2 covers, and what it does not, is set out on our seller disclosure page.
What if my seller signs on a weekend?
Send it through and we will pick it up. Queensland contracts go unconditional far earlier than most buyers and sellers expect, and a contract signed at an open home on a Saturday is exactly the one nobody has read properly. Getting it to us early is what turns a problem into a negotiating position.
Will you tell me if settlement is on track?
Yes. You have the file handler’s direct contact and you are kept up to date on progress. Agents usually want to know one thing, and you should not have to ask your client to find out.
Who looks after my client once the file opens?
Every new matter is assigned to a dedicated file handler, with a practice manager and a senior lawyer overseeing it. Your client deals with a person, not a queue. You get that same file handler’s direct contact.
Can you act for my seller if you already act for the buyer?
No. We act for one side of a transaction only, without exception. If we already act for the other party we will tell you straight away so the file can be placed elsewhere without losing time.
Do you advise agencies on AML and CTF obligations?
No, and we would rather say so than sell you something we are not. Real estate agents were captured by the AML and CTF regime on 1 July 2026. We are a property law firm, not your AML advisor. Law firms were brought under the same rules on the same date, so we have been working through our own program and we know what it involves. For the compliance side the right people are AUSTRAC, the REIQ, and an AML specialist. What we handle is the property law. We have written up what the regime means for agencies in our guide to AML and CTF for Queensland real estate agents.
Is the fee higher if the referral comes from an agent?
No. Our fees are fixed and published, and they are the same whether a client finds us through an agent, through a search, or through a past client. Since no money moves between us and you, there is nothing built into the price to recover.
What paperwork do you need from my seller?
The contract, the disclosure statement and certificates if you have them, and your client’s name and contact details. If the contract is not signed yet, tell us the deadline you are working to and we will work to it.
What happens if you find a problem in the contract?
We tell you and your client what the problem is, what it means in practical terms, and what the options are, before anything is signed. On a Queensland contract that is often the difference between a negotiating position and a deal your client is locked into.
Hear it from them directly
Four of the agents who refer sellers and buyers to us, in their own words. Nobody is paid for a referral. Empire Legal does not pay referral fees and does not accept them.
“They’re not the cheapest. They’re the best value.”
Michael Bacon has referred his whole office to Empire Legal since the firm opened, and has used the team himself three times. He rates response times as the single biggest difference.

“I’ve used them for myself, my entire family, and that gave me the confidence to refer them to all my clients.”
Dan Rutherford used Empire Legal for his own family before he referred a single client. He sells the Kangaroo Point market alongside Michael Bacon.

“Every client that I refer to Empire Legal writes them five-star reviews.”
Tamara Hall has worked with Empire Legal since the firm opened its doors. She uses the team for her own purchases and sales, not only for her clients.
