What “near me” actually means for conveyancing

Settlement in Queensland happens online. Nobody drives cheques to a settlement room any more. So the real question is not how far away your conveyancer is. It is these four.

Do they know your council? A splitter block in Aspley, a body corporate in Broadbeach and a flood overlay in Goodna are three completely different jobs. Brisbane City, Moreton Bay, Logan, Ipswich, Redland, Gold Coast and Sunshine Coast councils all run different search requirements.

Can you actually reach them? The complaint we hear most about other firms is not distance. It is not being able to get anyone on the phone in the week before settlement.

Do you know the price up front? “Near me” does not help if the invoice arrives with hundreds of dollars of outlays you were never told about.

Have they seen your situation before? A first home with a 5% deposit, an off-the-plan purchase with a sunset clause, a related-party transfer and a deceased estate are not the same transaction.

Common questions about finding a conveyancer near you

Does my conveyancer need to be in my suburb?

No. Queensland conveyancing is completed electronically through PEXA, so your solicitor can be anywhere in the state. What matters is that they know your council’s search requirements and that you can actually reach them when it counts.

Do I need to come into your office?

Only if you want to. Most of our clients complete their matter entirely online – identity verification, signing and settlement are all handled remotely. If you would rather sit down with someone, we have offices in Brisbane, Bayside and on the Gold Coast.

Do you charge more for property outside Brisbane?

What is the difference between a conveyancer and a solicitor?

Why location matters for QLD conveyancing

Queensland conveyancing is technically the same across the state - the Property Law Act 2023 and the standard REIQ/Law Society contract apply everywhere. But each region has its own quirks. Bayside and Redlands properties need flood and storm tide checks. Gold Coast apartments almost always come with body corporate, special levies and strata disclosures. Ipswich and Logan have older stock with unapproved building work and easement issues. Sunshine Coast often brings acreage, bushfire overlays and developer covenants on new estates.
