Frequently Asked Questions

We take Gold Coast appointments by arrangement. Most of our conveyancing is handled remotely over email and phone, which means faster turnaround for you. Get in touch to book a time if you would prefer to meet in person.

Absolutely. We handle conveyancing for all property types including high-rise apartments, townhouses, duplexes, houses, acreage, and commercial properties. Body corporate searches and strata title matters are all part of the service.

Most residential settlements take around 30 days from the contract date. The exact timeframe depends on the terms agreed between buyer and seller. We will keep you informed throughout.

Yes – we handle off-the-plan apartment and townhouse purchases regularly on the Gold Coast. These have some unique considerations around sunset clauses and developer obligations, which our team is well across.

In Queensland, conveyancing must be handled by a solicitor or a law firm. Empire Legal is staffed by qualified solicitors supported by experienced paralegals, which means we can also advise on any legal issues that come up during your transaction – not just the conveyancing side. Check our FAQ page for more details.

A conveyancer looks after the legal side of buying or selling property. In QLD, conveyancing is handled by a solicitor or an experienced paralegal under solicitor supervision – there’s no such thing as a “licensed conveyancer” like in other states.

They review your contract, run property searches, handle the paperwork, and coordinate settlement on your behalf. At Empire Legal, our team does all of this – and you’ll have a solicitor overseeing your matter the whole way through.

Gold Coast conveyancing fees – what does it actually cost?

One of the first questions we get is: how much does conveyancing cost on the Gold Coast? And the honest answer is – it depends on the property and the transaction. But with Empire Legal, you will always know the number upfront.

We charge fixed fees for all Gold Coast conveyancing. That means a clear quote before you commit, no hourly billing, and no surprise invoices at settlement. Whether you are buying a beachfront apartment, a canal home, or an off-the-plan property in a new estate – the fee is agreed upfront.

On top of our professional fee, there are third-party disbursements: title searches, PEXA platform fees, and government registration charges. These are itemised in your quote so you can see exactly where every dollar goes.

View our full pricing page for a breakdown, or get in touch and we will put together a fixed-fee quote for your Gold Coast property.

What we do

Empire Legal handles the full Gold Coast conveyancing process from the day the contract is signed to the day the keys change hands. Contract reviews, title and council searches, body corporate disclosure checks, settlement coordination through PEXA, and a real person on the end of the phone.

  • Residential property purchases - houses, units, townhouses, duplexes
  • Residential property sales
  • Off-the-plan unit purchases - common in Broadbeach, Surfers Paradise, Southport, Burleigh Heads
  • Contract reviews before you sign
  • Sellers disclosure statements under the Form 2 regime (commenced 1 August 2025)
  • First home buyer transfer duty concession applications
  • Commercial property conveyancing across the Gold Coast LGA
  • Guarantor advice for family members going guarantor on a Gold Coast mortgage

Important: Empire Legal never acts for both the buyer and the seller in the same Gold Coast transaction. We can act for you on a sale and a separate purchase you have running at the same time (two separate matters), but never on both sides of the same deal.

Gold Coast areas we cover

North Gold Coast: Coomera, Pimpama, Helensvale, Oxenford, Hope Island, Sanctuary Cove, Paradise Point, Runaway Bay, Biggera Waters.
Central: Southport, Main Beach, Surfers Paradise, Bundall, Benowa, Ashmore, Carrara, Nerang.
Beachfront corridor: Broadbeach, Mermaid Beach, Miami, Burleigh Heads, Burleigh Waters, Palm Beach.
Far south: Currumbin, Tugun, Bilinga, Kirra, Coolangatta.
Inland: Robina, Varsity Lakes, Reedy Creek, Mudgeeraba, Bonogin, Worongary, Tallai, Tallebudgera.

We also work across Brisbane, the Sunshine Coast, and regional Queensland.

Storm tide and flood overlay - the Gold Coast specific

Large parts of the Gold Coast sit in flood or storm tide overlay areas - the canal estates, the beachfront strip, the Nerang river floodplain. Under the standard REIQ contract, buyers in Queensland have no automatic right to terminate a contract over flood issues discovered later. We do the flood mapping and council overlay review up front, as part of our pre-contract reporting service, before you sign anything.
