Most residential settlements happen around 30 days from contract signing. New builds in growth areas like Yarrabilba may take longer depending on construction timelines. We keep you informed throughout.

Absolutely. We handle conveyancing for investors regularly – whether it is a single purchase or part of a growing portfolio. We understand the specific considerations for investment properties including tenancy arrangements and transfer timing.

No. We handle everything remotely. Our offices are in Brisbane, but the vast majority of our Logan clients complete their entire transaction over email and phone without ever visiting us in person.

Yes. We handle new estate conveyancing regularly, including house-and-land packages in Yarrabilba, Logan Village, and other growth areas. These have specific contract conditions around build timelines and progress payments that our team is very familiar with.

A conveyancer looks after the legal side of buying or selling property. In QLD, conveyancing is handled by a solicitor or an experienced paralegal under solicitor supervision – there’s no such thing as a “licensed conveyancer” like in other states.

They review your contract, run property searches, handle the paperwork, and coordinate settlement on your behalf. At Empire Legal, our team does all of this – and you’ll have a solicitor overseeing your matter the whole way through.

Conveyancing across Logan – the full service

Logan is huge, and no two pockets of it are quite the same – so it helps to have a conveyancer who knows the whole city, not just one corner. Here is how we look after the lot.

Up in the north, the Springwood and Kingston corridor has been one of the fastest-growing parts of greater Brisbane, full of townhouses, family homes and first home buyers chasing that easy M1 access. We handle plenty of body corporate purchases through here, and we make sure buyers understand the levies and by-laws before they sign.

Out to the southwest, Browns Plains, Hillcrest, Regents Park and the growth estates around them are booming, with some of the strongest price growth in all of Logan. It is first home buyer and family territory, and we are big on getting contracts checked before anyone signs – especially for buyers doing this for the first time.

Down south, Beenleigh and Eagleby are the historic gateway to the Gold Coast, with a real mix of older homes, newer estates and acreage on the fringes. And then there are the Logan River suburbs – Loganholme, Eagleby, Bahrs Scrub, Holmview and the rest – where flood history makes pre-contract due diligence genuinely important.

Wherever you are in Logan, it is the same deal from us – fixed-fee residential conveyancing, real solicitors and experienced paralegals on your matter, free pre-contract advice, and a team that actually knows your patch. Buying one place and selling another? We can run both as separate matters and keep them lined up.

Flooding and the Logan River – do your homework first

If you are buying anywhere near the Logan River, this is the section to read. The river has a long flood history – 1974, 2013, 2017, and the major 2022 floods that put emergency alerts across the entire Logan River catchment and damaged properties through suburbs like Eagleby, Loganholme and Bahrs Scrub. Low-lying parts of these areas can be exposed when the river rises.

Here is the part a lot of buyers do not know – in Queensland, the standard contract gives you no special rights if a property turns out to be flood-affected. If you sign and only then discover it floods, the contract will not get you out of it. So all the protection has to happen before you sign.

That is exactly what our free pre-contract reporting is for. On your instruction we can obtain flood mapping for the property, so you can see whether it sits in a known flood area before you commit a cent. We will talk you through what the mapping shows, recommend the right searches and inspections, and explain what it could mean for insurance and resale down the track. None of this is meant to scare you off Logan – plenty of these suburbs are wonderful places to live. It is simply about buying with your eyes open. Check first, then decide.

If you are looking at a property near the Logan River, send us the address and let us check the flood picture before you sign. We are here 9:00am to 5:00pm Monday to Friday.
