Queensland conveyancing for buyers agents
Empire Legal is a Queensland property law firm. Queensland is the only state we work in, and we have more than 16,000 settlements behind us. If you buy for clients in Queensland, whether you are based here or running the purchase from Sydney or Melbourne, this page is what we offer you and your client.
We do not pay referral fees and we do not accept them, in either direction.
What a buyers agent gets when a client comes to us
- Pre-contract review within 24 hours. Instruct us before lunch and it is usually back the same day, which is what an offer deadline actually needs.
- A dedicated file handler once your client’s matter is open, not a shared inbox.
- That file handler’s direct contact, for you. You are kept up to date on progress, so you are not relaying settlement questions through your client.
- Standard fees, published. Everything included is set out on our pricing page, and the pre-contract review is part of that fee rather than an extra.
- Three Queensland offices and a fully online service statewide. Spring Hill, Wynnum and Paradise Point, and it does not matter where in Queensland the property sits.
- Phones answered and emails returned. Call 07 3088 7675 or email us and someone comes back to you inside 24 hours.
Why buyers agents send us Queensland files
You have already done the hard part. You have found the property, you have priced it, and you have won the negotiation. What is left is the part that can undo all of it, and it happens in the hours before your client signs.
Queensland is not New South Wales or Victoria. There is no vendor’s statement in the Victorian sense, no five day cooling off as of right at auction, and the seller disclosure regime that commenced on 1 August 2025 puts a Form 2 in front of the buyer before the contract is signed. A defective Form 2 can give your client a termination right. An interstate client will not know any of that, and will assume their home state’s protections travel with them. They do not.
How quickly can you review a contract before my client commits?
Within 24 hours. If we are instructed before lunch we can usually turn the review around the same business day. The review is included in our standard fee and is not billed as a separate item. What the fee covers, and what it does not, is on the pricing page.
Do you pay buyers agents for referrals?
No, in either direction. We do not pay buyers agents for introductions and we do not accept payment to recommend anyone. Your client is already paying you to act in their interest alone, and a payment moving between their agent and their lawyer is the one thing that undercuts that. Queensland conduct rules require a paid referral to be disclosed to the client in any case. We would rather there be nothing to disclose.
Can you review a contract before my client bids at auction?
Yes, and in Queensland you should. A contract signed at auction is unconditional on the fall of the hammer. There is no cooling off, no finance clause and no building and pest condition unless it was negotiated in beforehand. Send us the contract before your client bids and we will tell you what they are committing to while there is still time to change it. A review of the disclosure documents is a quoted add-on.
Who runs my client’s file day to day?
Every new matter is assigned to a dedicated file handler, with a practice manager and a senior lawyer overseeing it. Your client deals with a person, not a queue. You get that same file handler’s direct contact.
How do I get progress updates on my client’s purchase?
Yes. You have the file handler’s direct contact and you are kept up to date on progress. It means you can answer your client’s settlement questions yourself instead of forwarding them on.
Do you work with buyers agents outside Queensland?
Yes, and a large share of the interstate work we see comes through buyers agents in Sydney and Melbourne buying into south east Queensland. We act only in Queensland, so we are not competing with your local relationships in your own state. We are the Queensland end of a purchase you are running from somewhere else, and our service is fully online, so nobody needs to attend an office.
Do you handle off the plan purchases for buyers agents?
Yes, and off the plan is treated separately because it is a different job from a standard REIQ contract. Sunset dates, variation rights and the disclosure regime all behave differently. The detail is on our off the plan contracts page.
Can you check body corporate records for my client?
A body corporate search is the fastest way to find the thing the marketing does not mention, whether that is a levy rise, a defect, litigation or a sinking fund that will not cover what is coming. If your client is buying into a scheme, tell us and we will cover it in the review.
Could you end up acting for the seller as well?
Never. We act for one side of a transaction only. If we already act for the seller we will tell you straight away so you can place the file elsewhere without losing time.
Is your fee any different for a referred client?
No. Our fees are fixed and published, and they are the same whether a client finds us through a buyers agent, through a search, or through a past client. Since no money moves between us and you, there is nothing built into the price to recover.
What should I send you with the contract?
The contract and any disclosure documents, plus your client’s name and contact details. That is enough for us to start the review. If the contract is not signed yet, tell us the deadline you are working to and we will work to it.
What do you do if the contract is not safe to sign?
We tell you and your client what the problem is, what it means in practical terms, and what the options are, before anything is signed. On a Queensland contract that is often the difference between a negotiating position and a deal your client is locked into.
