Why brokers send us Queensland files

A loan that is approved is not a settlement. The gap between finance approval and settlement is where a Queensland deal comes unstuck, and it is the part of the transaction a broker has the least visibility over. That is the part we cover, and the part we report back to you on.

Queensland’s seller disclosure regime commenced on 1 August 2025. A defective Form 2 gives a buyer a termination right, and interstate buyers in particular do not know it exists. Queensland contracts also go unconditional at signing far more often than buyers expect, so the protection has to happen before the contract is signed rather than after.

How fast is the pre-contract review?

Within 24 hours. If we are instructed before lunch we can usually turn the review around the same business day. The review is included in our fixed fee and is not billed as a separate item. What the fee covers, and what it does not, is on the pricing page.

Do you pay or accept referral fees?

No, in either direction. We do not pay brokers for introductions and we do not accept payment to recommend anyone. Queensland conduct rules require a paid referral to be disclosed to the client, and we would rather not put you or your client in that position. It also means the advice your client gets is not shaped by who is paying whom.

Who will my client actually deal with?

Every new matter is assigned to a dedicated file handler, with a practice manager and a senior lawyer overseeing it. Your client deals with a person, not a queue. You get that same file handler’s direct contact.

Will I be told how my client’s matter is going?

Yes. You have the file handler’s direct contact and you are kept up to date on progress. Brokers usually want to know one thing, which is whether settlement is on track, and you should not have to ask your client to find out.

Do you work with brokers outside Queensland?

Yes, and most of the interstate work we see comes through brokers and buyers agents in Sydney and Melbourne. We act only in Queensland, so we are the Queensland end of a transaction your client is running from another state. Our service is fully online for anyone further afield, so nobody needs to attend an office.

Can you review an off the plan contract for my client?

Yes, and off the plan is treated separately because it is a different job from a standard REIQ contract. The detail is on our off the plan contracts page. Send it through and we will tell you what is involved before anything is committed.

Will you act for both my client and the other side?

Never. We act for one side of a transaction only. If we already act for the seller we will tell you straight away so you can place the file elsewhere without losing time.

Does my client pay more because I referred them?

No. Our fees are fixed and published, and they are the same whether a client finds us through a broker, through a search, or through a past client. Since no money moves between us and you, there is nothing built into the price to recover.

What documents do you need to start the review?

The contract, and your client’s name and contact details. That is enough for us to start the review. If the contract is not signed yet, tell us the deadline you are working to and we will work to it.

What happens if the contract has a problem?

We tell you and your client what the problem is, what it means in practical terms, and what the options are, before anything is signed. On a Queensland contract that is often the difference between a negotiating position and a deal your client is locked into.
