Conveyancing in Bundall

Your Bundall and central Gold Coast property lawyers

What we do

We handle the whole conveyancing job for Bundall buyers and sellers: reviewing your contract before you sign, ordering the searches that matter for riverfront and prestige homes, body corporate checks for units and townhouses, and electronic settlement through PEXA. Everything is explained in plain English.

You’ll deal with a solicitor, or an experienced paralegal working under solicitor supervision. People often search for a conveyancer in Bundall, but in Queensland there is no licensed conveyancer role. Property transactions here are run by lawyers, which is what you get with us.

What makes a Bundall property transaction different

Higher prices, higher stakes. Bundall is one of the Gold Coast’s premium house markets, sitting between Surfers Paradise, Benowa and Southport. On a purchase at this level, transfer duty alone can run well into six figures, and a missed special condition or a finance date that is too tight costs real money. We check the numbers and the dates with you before you sign, not after.

Riverfront and waterfront homes. If the home backs onto the Nerang River or a canal, there are extra questions: who owns and maintains the revetment wall, whether the jetty or pontoon is approved, and where the boundary actually sits. We ask them before the cooling-off period runs out.

Flood and overlays. Parts of the suburb are low-lying and close to the river. The standard contract does not protect a buyer who finds a flood overlay after signing, so as part of our pre-contract review we can pull the flood mapping and planning overlays for the lot.

Units, townhouses and off-the-plan. Bundall is not only houses. It also has apartment and townhouse complexes, some bought off the plan. We go through the body corporate records, sinking fund, levies and any sunset clause in an off-the-plan contract so you know what you are committing to.

Bundall Road offices and commercial property. Bundall Road is the Gold Coast’s professional and business strip. If you are buying or selling an office suite, a strata commercial lot or a small investment property, our commercial conveyancing team handles the GST, lease and entity questions that come with it.

Selling in Bundall

Since 1 August 2025, Queensland sellers must give the buyer a signed seller disclosure statement (Form 2) and prescribed certificates before the buyer signs the contract. Get it wrong and the buyer may be able to walk away. We prepare the seller disclosure package, order the searches, and check pool safety requirements if the home has a pool, so your sale is not held up at the last minute.
