What we do
We handle the whole conveyancing job for Main Beach buyers and sellers: reviewing your contract before you sign, ordering the searches that matter for waterfront and high-value properties, body corporate checks for apartments, and electronic settlement through PEXA. Everything is explained in plain English.
You will deal with a solicitor, or an experienced paralegal working under solicitor supervision. People often search for a conveyancer in Main Beach, but Queensland property transactions are run by lawyers, which is what you get with us.
What makes a Main Beach purchase different
High values, high stakes. Main Beach is one of the Gold Coast’s premium addresses, between Surfers Paradise and the Broadwater. At this level, transfer duty alone can run well into six figures, so an unclear special condition or a finance date that is too tight can cost real money. We check the numbers and the dates with you before you sign.
Apartments and body corporate. Many Main Beach sales are apartments in large or luxury complexes. We go through the body corporate records closely: levies, sinking fund, planned capital works, insurance and by-laws, including any rules on short-term letting.
Waterfront and the Broadwater. Where a property fronts the water, we ask about walls, pontoons, approvals and how the title treats the water side of the boundary.
Buyers from outside Queensland or overseas. If you are not an Australian citizen or permanent resident, additional duty and foreign investment approval requirements can apply. Tell us early so we can flag them before you sign.
Selling in Main Beach
Since 1 August 2025, Queensland sellers must give the buyer a signed seller disclosure statement (Form 2) and prescribed certificates before the buyer signs the contract. Get it wrong and the buyer may be able to walk away. For apartments we gather the body corporate information the buyer is entitled to see. We prepare the seller disclosure package and order the searches so your sale runs smoothly.

Main Beach is a short drive from Surfers Paradise, Southport and the Broadwater, which is why it draws buyers who split their time between the coast and interstate. Most of our work is done electronically, so you can sign and settle from wherever you are.
Know your costs before you sign. Transfer duty is usually the biggest upfront cost of buying. Run the numbers with our stamp duty calculator and see what conveyancing costs in Queensland.

Frequently asked questions
Do I need a solicitor to buy an apartment in Main Beach?
In Queensland, conveyancing is done by solicitors, or by staff working under a solicitor’s supervision. For apartments, reading the body corporate records properly is a big part of the job. Empire Legal does that and handles settlement for one upfront price.
What are the main risks when buying a high-value Main Beach property?
Unclear special conditions, tight finance and due diligence dates, undisclosed body corporate costs, approvals for structures, and tax or duty issues for out-of-state or overseas buyers. We check each before you sign.
Do foreign buyers pay extra when buying in Main Beach?
They can. Additional duty and foreign investment approval may apply to people who are not Australian citizens or permanent residents. Tell us early so we can work out your position before you sign.
Can I settle remotely?
Yes. Contracts are signed electronically and settlement runs through PEXA, so you can buy or sell in Main Beach from anywhere.
